Lake Powell Real Estate Market Report - Page, Arizona February 2010

February was a fairly active month in the Lake Powell real estate market in Page, AZ. Four homes sold, a mobile home and a airport hanger.

Average price of homes sold in February - $275,375

Median Home Price of Sold homes - $301,000

Because the Page Lake Powell real estate market is rather small compared to large cities, sometimes these numbers don’t tell the story. The Median Home Price is the price where half the homes were above that price, and half below. In a month where several larger homes sold it can skew the price higher.

Absorption Rate - 11.75 months

With the number of homes currently on the market in Page, AZ only - it would take 11.75 months for all of them to sell. However, the Page Lake Powell area is driven by a tourist season, which also includes real estate, so we should see sales pick up as we move into the spring and summer months.

Homes for Sale in Page, AZ

Median Listing Price - $250,990

Average Listing Price - $322,833 a 3.4% drop over last year at the same time

Manufactured Average Listing Price - $113,570 which is a 17% drop over last year at the same time

Currently there are only 4 single family lots for sale in Page with an average price of $130,000. This should lighten up with more lots available as we have a new subdivision coming on the market. We will do a post on the new subdivision in the next couple of days.

Amangiri at Lake Powell

I visited Amangiri Resort and Spa at Lake Powell, an Amanresort property, with a friend for lunch and a tour during a slow moving winter storm. As it moved East, the storm became one of the worst to hit the Washington, D.C. area in many years . From the steam rising up off the pool to the snow covered buttes the whole area appeared magical in white and red. There is something about snow in the high, wind-blown deserts of Southern Utah that leads to the ethereal.

Arrival to Amangiri is accomplished via Larkspur Drive, a winding dirt and gravel road which follows closely along several towering red rock spires, before dropping down in to the valley, ending at the Pavilion.

Lunch was a dream, prepared by Chef Matt at the open kitchen on the wood-fired oven. Our tour was provided by the Assistant General Manager, Erica, and encompassed the pavilion, private dining room, wine cellar, guest suites and the world class spa.

Amangiri Pavilion

The Pavilion is the center of activity at Amangiri with three living rooms each centered around a fire place. The library, in the middle of the pavilion, offers couches, chairs and plenty of reading material. The dining room over looks the pool or the open kitchen while the private dining room seats up to 10 and can be secluded from the rest of the pavilion. The wine cellar has ceiling to floor cabinets stocked with fine and exotic wines as well as independent winery selections.

The Amangiri Pool is a masterpiece of design. Set down in a sunken courtyard, surrounded by rock formations, buttes and the pavilion, it is breathtaking.

Movies and The Lake Powell Connection

Lake Powell Welcomes Disney Pixar and John Carter of Mars

Work has started around the Lake Powell area and in Big Water, UT, at the area we call “the moon” on the new Disney Pixar movie John Carter From Mars.

Edgar Rice Burroughs, best known as the creator of Tarzan, wrote close to 100 novels in the first half of the 20th century and a set of novels that took place on Barsoom (Mars) with the first one being The Princess of Mars. Barsoom is being created in Big Water on “the moon” an area where “Highway to Hell” was filmed and dinosaur remains can be found. Balancing rocks and the gray Tropic Shale (rock) make it a place unlike most others and perfect for Barsoom.

Directed by Andrew Stanton, whose credits include Wall-E and Finding Nemo, this will be Pixar’s first live action film. Producers for Walt Disney Pictures are Jim Morris (“WALL•E,” “Ratatouille”) and Colin Wilson (“Avatar,” “War of the Worlds”).

Disney has started an official facebook Fan Page for John Carter of Mars which includes this synopsis.
